NEW CROSS

Proof that you do not need to extend to make a difference, New Cross is an upgraded existing one bedroom ground floor flat in a split Victorian terraced property. Like many flatted residences, this house was not originally intended to be two properties; the front doors squeezed into a previously generous entrance. The original rear elevation was dominated by a brick storage cupboard beneath an existing balcony with steps down from the flat above. There was no direct connection to or windows overlooking the garden. The existing internal space was dark, damp and uninviting as a result. The kitchen units and two deep chimney breasts took up the majority of the room. With complicated ownership issues, there was no option to extend. We were asked to help to make the most of what they had and create a flexible, future proofed space where they could cook, socialise and work from home, potentially freeing up the front living room to be used as a bedroom.

With this in mind we internalised the external cupboard and opened up a desk height window to form a compact study nook overlooking the garden. Another taller opening was formed beneath the overhang to light up the sitting space and the kitchen side door was reconfigured to make a wider opening. The internal space was now punctuated with generous light filled openings with dual aspect and garden views. The overhang was rendered white to further bounce light around. Internally, the chimney breasts were removed to maximise space and the kitchen replaced with an efficient L-shaped arrangement with room to dine and relax around it. We also overhauled the existing bathroom, removing a redundant boiler cupboard to house utility appliances, freeing up the kitchen to be dedicated to cooking.

As the budget was tight, we undertook concept, planning and building regulations services only. The clients then elected to manage the build directly, with additional guidance given when needed.
